• Water performance – evidence of past or active leaks, staining, ponding, or failed drainage.
• Structural support – deck condition, sagging, or deflection that may affect roofing performance.
• Maintenance history – whether the owner has performed regular inspections, cleaning, and minor repairs.
• Environmental factors – hail, high winds, heavy snow, extreme heat, salt air, or industrial pollutants that accelerate wear.

Combining age, condition, and environment, a CNA provides a more realistic view of when the roof will likely need major repair or full replacement.
