A Reserve Study or Reserve Analysis is similar to a PCA and CNA and is guided by the APRA Standards. To forecast budgeting and maintain property value, several states require and advise HOA's and apartment communities to perform a regular capital reserve study, with rotating inspections. The goal is to forecast future costs, identify any urgent repair or maintenance needs, and analyze the amount of available (or needed) capital reserve funds.
