When conducting a site visit inspection of a commercial property, curbing is sometimes overlooked in favor of more prominent issues like structural integrity or mechanical systems. However, examining the condition of curbs is a crucial part of a comprehensive inspection, directly impacting property value, safety, code compliance, and overall curb appeal.

1. Safety and Liability

  • Tripping and Slipping Hazards: Damaged, cracked, or uneven curbs can present significant tripping hazards. This exposes property owners to potential liability if tenants, employees, or visitors are injured due to poorly maintained curbs.
  • Traffic Flow and Accessibility: Curbs help direct vehicle and pedestrian traffic. If they are missing, broken, or improperly aligned, there’s a higher risk of accidents, parking lot confusion, and blocked pathways. Proper curb cuts and letdowns also ensure that people with disabilities have safe access to buildings, in line with ADA regulations.

2. Water Drainage and Foundation Protection

  • Drainage Control: Curbs play an essential role in channeling rainwater runoff toward drainage systems and away from building foundations, parking lots, and pedestrian areas. If curbs are not inspected and maintained, water can pool, causing erosion, potholes, or even damage to the foundation and landscaping.

  • Curb Appeal: The literal “curb appeal” of a commercial property starts with the curb. Neat, undamaged curbing makes the property look well-cared-for, which can influence lease rates, property values, and customer perceptions.
  • Maintenance Planning: Inspecting curbing helps property managers catch minor issues early, allowing for scheduled repairs rather than costly emergency fixes, and helps budget for long-term maintenance.
