Energy Efficiency Improvements Reduced Consumption Per Square Foot in Commercial Buildings

Energy efficiency improvements have significantly reduced energy consumption per square foot in U.S. commercial buildings over the past several decades. According to the U.S. Energy Information Administration (EIA), the average energy intensity of commercial buildings dropped from 80,000 British thermal units (Btu) per square foot in 2012 to 70,600 Btu per square foot in 2018—a 12% reduction in just six years. Since 1979, energy use intensity has fallen by 38%, from 115,000 Btu per square foot to 71,000 Btu per square foot.

This progress is driven by several key factors:

Advancements in Building Operations, Materials, and Design:

Modern buildings use better insulation, high-performance windows, and more efficient construction techniques, all of which reduce energy waste.

Upgrades in Heating, Cooling, and Lighting Technologies:

The adoption of high-efficiency HVAC systems and the widespread use of LED lighting—growing from 9% of commercial buildings in 2012 to 44% in 2018—have had a major impact.

Improved Energy Management Practices:

Retro-commissioning, lighting retrofits, and building operator training have contributed to average energy savings of 10–20% in targeted areas.

Targeted Reductions in High-Intensity Sectors: Inpatient healthcare, office, and education buildings saw notable declines, with healthcare buildings achieving a 16% drop in energy intensity between 2012 and 2018.

While total commercial building floorspace has increased, these efficiency improvements have kept overall energy consumption relatively flat, meaning each square foot of commercial space now uses less energy than ever before.
