Due Diligence
Begin with the unit itself, then identify the building systems and site features that serve it. These may include the roof, exterior walls, foundations, parking areas, drainage, shared utilities, and common life-safety systems.
Ask which components serve only the unit and which serve several units. The answer may affect access, maintenance coordination, and the scope of the property assessment.
A rooftop HVAC unit serving one suite is a useful example. Its location on a common roof does not, by itself, establish who owns it, maintains it, or pays to replace it.
