A roofing assessment in a CNA is both visual and analytical. Inspectors evaluate the overall system, not just isolated leaks or patches. Key elements typically reviewed include:
- Roof type and materials – commercial flat roofs (EPDM, TPO, PVC, built-up roofing), shingle roofs (asphalt, architectural), and metal roofs (standing seam, corrugated, metal shingles).
- Installation details – flashings, penetrations, drains, curbs, parapets, and transitions where most leaks originate.
- Visible distress – blistering, splitting, alligatoring, ponding water, missing or damaged shingles, rust, loose seams, or failed sealants.
- Drainage performance – whether water is shedding properly or pooling, which accelerates deterioration.
- Previous repairs and overlays – how many layers exist, quality of past patches, and whether the roof has been maintained or neglected.
- Access and safety – roof access points, fall protection, and any conditions that may affect future maintenance or replacement.
This information forms the basis for estimating how much life is left in the roof and what kind of investment will be needed when replacement becomes necessary.
